Terms & Condition Dream Villa
Proprietors: A & K Donaghey Terms and Conditions Bookings are only valid once the agreed deposit has been paid, the booking form has been signed and received by the proprietors and the booking has been confirmed in writing by letter or email. The person who signs the booking form agrees to the booking conditions on behalf of all persons included in the party. The signatory must be a member of the party who occupies the property. The management company will introduce themselves on your arrival and you will be asked for a credit card number to cover any damages or breakages that might occur during your stay. (No monies will be taken from your card for any reason without your prior knowledge) The client agrees: - to pay any breakages, losses or damage to the property - to take good care of the property and ensure it is left in a clean and tidy condition at the end of their stay - management company or agents have reasonable access to the property during their stay to carry out any necessary maintenance - the only persons staying in the property are named on the booking The proprietors accept no liability for loss of main services or failure of appliances. The proprietors does not accept any liability for injury, damage or loss caused by any reason or for any claim made as a result of this booking and/or the subsequent holiday. The client is fully responsible for taking out adequate insurance which covers all risks, this also applies to anyone visiting the client at the property. The proprietor does not accept any liability for injury, damage or loss claimed by a third party as a consequence of actions of the client. No inventory items must be removed from the property, this includes linens and towels, and any breakages or damage must be reported immediately to the management company. Self-Catering: The property is rental self contained. You are responsible for purchasing food, paper goods, cleaning supplies or other necessities you require during your stay. Trash: Trash pick up is posted in the vacation home. Trash must be in a sealed trash bag and placed in the bin at the end of the driveway for pick up. Trash must be removed from inside the home at departure and put in sealed trash bags. $25 will be charged for excess trash removal after your departure. Spills & stains on the carpet & furniture: If you spill something please clean it up quickly. If you do not clean up the spill you will be responsible for having the stain removed which will incur a charge. Departure checkout time: CHECKOUT TIME IS 10 AM (unless previously agreed with owner) we must have the time to ready the house for the next guests. All keys assigned must be returned to the key safe. If keys are missing there will be a $75 replacement charge deducted from the security deposit. Late departure will result in a charge to your security deposit. There are no refunds for early departures. (unless previously agreed with owner) Please also ensure that the key is permanently kept in the key safe, while you are out of the property during your stay. Smoking policy: NO SMOKING IS PERMITTED IN THE HOME. Cigarette smoke lingers in a home and many people are offended by the smell of smoke. The owners and all following guests would appreciate you honoring their wishes by smoking outside. If you smoke inside the house a minimum charge of $50 deodorizing fee will be applied Refunds on breakdowns: No appliances are guaranteed. There will be no refunds on appliances, power, water, telephone, cable, toilets, pool heaters, pumps or any item on the rental property due to breakdown. All homes are kept in good working order and any breakdown will be repaired during our normal business hours. Air conditioning: Please keep all doors and windows closed while the air conditioning is on. Air conditioning can run 24 hours a day. Please keep the temperature set between 74-78 degrees. A/C set below 70-72 degrees will freeze up the unit. Any repair costs will be deducted from the security deposit. The maximum number of occupants in the villa is 14. The villa has a maximum number of beds and sofa beds to sleep guests comfortably. The villa is not to exceed the maximum allowable occupancy. Children over 2 years of age will be counted as one person. For safety reasons maximum occupancy is strictly enforced. Renters defying the maximum amount of persons will be asked to depart. Pool rules: Children are to be supervised at all times, no running, no diving, and no glass items in pool area. No yelling or screaming (you do have neighbours). All communities have a noise ordinance after 10.00pm. Under no circumstances is a renter to adjust, turn or move any lever on the pool pump, heater or timer. Furniture: No rearranging of furniture or bedding In House instructions: The home is equipped with an “ In House Guide Book” that explains use of appliances, blinds, garbage disposal and also has important telephone numbers. Please review the guide upon arrival. Pool and window alarms: DO NOT DISABLE OR DISARM ANY ALARM ON WINDOWS OR DOORS. If any alarms are tampered with an extra charge will be incurred. Bugs: Florida is in the tropics so we do have bugs. Do not leave foods on the counter tops or in the pool area. Do not eat in the bedrooms or leave wet or damp clothes on the floor. Linens & towels: Do not wash personal items with any towels or linens from this home. Stained, bleached or missing linen will result in an extra charge... Do not leave excessive dirty towels on departure. More than 3 loads of towels will result in an extra charge. Ironing: An ironing board is provided; do not iron on bedding, tables, counter tops or the floor. Any damage to will be chargeable. Toilets: Do not flush excess amount of toilet paper, feminine hygiene items or diapers down the toilet. There is a plunger in the house if needed. If there is still a problem, call the office immediately. If maintenance determines the blocked toilet is a result of excess toilet paper or the ‘do not flush’ items above. You will be charged a minimum of $45 for a call out fee. Garage size: Most garages do not take large suv’s or vans and attempting to drive these into the garage may lead to damage to the garage door or structural damage. Please leave these vans on the driveway securely locked. Absolutely nothing is to be removed from this property at any time for any reason. NO EXCEPTIONS. By disregarding this request you will incur extra charges. No mobile home sleeping units or boats are permitted at any rental homes; You must keep these items at a proper storage unit. Parking: ABSOLUTELY NO PARKING ON THE LAWN. All homes have an in ground irrigation system. Parking on the lawn can damage the system. If you disregard this request your security deposit will be charged. The owner: of this property is not responsible or liable to guests for any loss or theft of the guests personal property, rented property, accidents, injury or damage, that may occur during your stay; nor are we responsible or liable to guests for any loss due to weather conditions, road conditions or loss of recreational activities that may occur during your stay. Pool screen enclosure/pool equipment: DO NOT BOUNCE BALLS OR THROW THINGS AGAINST THE POOL SCREEN. This may tear, rip or damage the screen/netting or break the outside lights; you will be responsible for all damages. Any damage to solar pool cover or roller, any and all other pool accessories including drain covers in pool or spa; will incur extra charges. Pets: All pets are forbidden on our properties apart from Seeing Eye and assistant dogs. Pool rules: Children are to be supervised at all times Swim at your own risk No life guard on duty No running/No diving/No horse play No glass in pool area No foreign objects in pool No bubble bath or bath foam in pool/spa No balls to be bounced within screen enclosure WARNING: Under no circumstances is the guest to adjust, turn or move any lever on the pool pump, heater or timer at any time. In doing so you will automatically incur extra charges and be solely responsible for any damages that occur as a result of tampering with this equipment. NO EXCEPTIONS TO THIS RULE AND NO EXCUSES ACCEPTED The owner cannot be held responsible for any accidents that may occur from the use of the pool, spa or surrounding area. The owner reserves the right to refuse service to anyone renting these properties.
